What it takes
to qualify

To qualify for MM2H in 2026 you must be 25 or older, place a fixed deposit of US$150,000 to US$1,000,000 in a Malaysian bank depending on tier, and purchase a home in Malaysia. Applications are submitted only through licensed agents — 3,172 were approved in 2025.

The tier decides everything else — how long the visa runs, how much capital is committed, and what the property floor is. These are the current figures under the 2024 regulations.

We prepare and check every page before submission — but this is what the file contains, so you can start gathering early. Documents not in English or Malay need certified translations.

Spouse, children and parents or parents-in-law can be included as dependants on every tier. Children qualify under 21 unconditionally, and from 21 to 34 while unmarried and not employed; medically certified disabled children have no age limit. Exact certification and translation requirements vary by nationality; we confirm the precise set for your file before anything is couriered.


The process

Six steps,
one arrival

You gather documents at home; the heavy lifting in Malaysia happens in a single visit after approval. This is the sequence as we run it for clients.

Step 01 Choose the tier, sign the agent We assess your eligibility, agree the tier, and take formal authorisation. MM2H applications can only be filed through a licensed agent.
Step 02 Compile and submit the file Documents are gathered in your home country; we verify, translate where needed, and file through MOTAC's online MM2H system — mandatory for all applications since August 2025, with a RM500 government processing fee per application.
Step 03 Conditional approval MOTAC's One Stop Centre issues the Conditional Approval Letter — typically around three to four months for a clean file, after police security screening. The letter is valid for six months and sets out what must be completed in Malaysia.
Step 04 Fly in: deposit, medical, insurance In one visit — usually three to five working days — you place the fixed deposit with a Malaysian bank, complete the medical examination at a local clinic, and take out health insurance. We schedule all three.
Step 05 Endorsement — the pass is issued With the conditions met, the MM2H pass is endorsed for you and every dependant on the file. The Immigration personal bond that endorsement requires — RM200 to RM2,000 by nationality — is furnished by us as your licensed agent.
Step 06 Settle in — property and beyond The qualifying purchase is completed within 12 months of endorsement (Forest City units are bought before the pass is issued), and we stay on for schooling, banking and renewals — the after-service is the point.

What is the minimum to qualify for MM2H?+

The lowest entry point is the Forest City Special tier: age 21+, a US$65,000 fixed deposit (US$32,000 if you are 50 or older) and a property from the Forest City developer. Outside that zone, Silver is the entry tier: age 25+, US$150,000 on deposit and a property of at least RM600,000.

Is buying property compulsory?+

Yes — under the 2024 regulations every MM2H tier requires a qualifying property purchase: RM600,000 for Silver, RM1,000,000 for Gold, RM2,000,000 for Platinum, and a developer unit for the Forest City Special tier. The home is then held for at least 10 years — upgrading to a higher-value property is allowed, selling down is not — and a property you already own can satisfy the requirement if it meets your tier's minimum. If avoiding a purchase matters more than cost, PVIP has no property requirement at all.

Do I really have to stay 90 days a year?+

The 90 days apply to main applicants under 50, and they accumulate — school holidays and business trips count toward the total. Main applicants aged 50 and above are exempt. Dependants carry no stay requirement of their own.

Can I take money back out of the fixed deposit?+

Half of it, yes — 50% of the deposit can be withdrawn for approved purposes: property purchase, education and medical expenses in Malaysia. The remaining half stays placed for as long as you hold the visa. There is no waiting period — the application can be made as soon as the pass is endorsed; for a property-based withdrawal, the purchase must date from within the two years before endorsement, or after it.

Who can come with me as dependants?+

Your spouse; children under 21; children 21 to 34 while they remain unmarried and not working; medically certified disabled children with no age limit; and parents and parents-in-law — on every tier. Children can study in Malaysia on the strength of the pass; each dependant adds RM2,500 in government processing.

How long does approval take?+

MOTAC currently takes about three to four months — roughly 90 working days — to issue conditional approval on a clean file; the letter is then valid for six months, and the in-Malaysia steps fit inside a single three-to-five-day visit. End to end, most families should allow five to nine months. Files with missing certifications are where timelines slip, which is exactly what an agent is for.

Can I work or run a business on MM2H?+

Not on Silver, Gold or Forest City — those passes do not permit employment or business activity. Platinum is the exception: Platinum holders may work, run a business and invest in Malaysia. A dependant spouse cannot work on any tier without qualifying for their own Employment Pass.

Do I get all the years at once?+

The pass is endorsed in renewable blocks of up to five years within your tier's total duration — 20 years on Platinum, 15 on Gold, 10 on Forest City, 5 on Silver — and each renewal includes a fresh security check. Renewal within the tier is on the terms you joined on.

Can I apply without an agent?+

No — MM2H applications must be submitted through an agent licensed by MOTAC. PAKS holds licence MM2H881; the licence number of any agent you consider can be checked against MOTAC's official register.
